How to Sell Your Home in Lake County, FL: What to Expect From Your REALTOR®
Selling your home takes more than putting it online and waiting for a buyer. It requires thoughtful presentation, strategic marketing, ongoing evaluation, and consistent communication throughout the process.
I’m Misty Noland, a REALTOR® with ERA Grizzard Real Estate since 2006. I’ve lived in Lake County, Florida, since sixth grade, and my approach to real estate is simple: I don’t just list homes. I work to get them sold.
If you’re thinking about selling a home in Mount Dora, Eustis, Tavares, Leesburg, Clermont, or another Lake County community, here’s what you should expect from your real estate agent and how I approach the selling process.
1. Professional Photography and Marketing That Showcase Your Home
One of the first steps in selling a home is making a strong first impression. Most buyers begin their home search online, so professional photography is an important part of presenting your property.
Professional photography is included in my marketing approach for every listing. Buyers need a clear introduction to your home, and how it’s presented can influence whether they decide to schedule a showing.
I also create short video series that highlight individual features of my listings. Rather than trying to squeeze everything into one quick video, I give buyers a closer look at different areas and features of the property.
Depending on the home, a video might focus on a screened outdoor living area, kitchen layout, storage, or a flexible living space. The goal is to help buyers better understand what the home offers and envision how the space might work for them.
These videos also create additional opportunities to showcase your property through social media and reach potential buyers who may be searching for homes in Lake County.
2. Regular Listing Evaluations and Market Updates
Putting your home on the market is just the beginning. A successful selling strategy requires ongoing attention and an understanding of changing market conditions.
My process includes biweekly listing evaluations and market updates. During these reviews, I take a fresh look at how your home is positioned, the feedback we’ve received, and what’s happening in the local real estate market.
An evaluation doesn’t automatically mean a price adjustment. It means reviewing the available information and discussing whether any changes to the marketing or selling strategy make sense.
Pricing is an important part of selling a home. Factors such as comparable sales, competing listings, property condition, and buyer activity all help guide those conversations.
My goal is to help you pursue the highest price the market will support within a practical timeframe. No REALTOR® can guarantee a particular sale price or timeline, but you deserve to understand the strategy behind the decisions being made.
3. Consistent Communication and Showing Feedback
You shouldn’t have to wonder whether your REALTOR® is still working on your listing.
I check in with my sellers weekly and share buyer feedback as soon as I receive it. Sometimes there’s a decision we need to discuss. Other times, the update is simply about where things stand and what we’re watching next.
Not every showing produces feedback, and not every comment requires a change. My job is to help you understand the information, recognize patterns, and make informed decisions rather than simply passing along comments.
Clear communication keeps you involved in the selling process without making you feel like you have to manage the sale yourself.
4. Guidance From Listing to Closing
Selling a home involves much more than marketing and showings. There are offers to evaluate, negotiations, inspections, deadlines, paperwork, and decisions that can affect your next move.
I work to make the process as smooth as possible by helping you understand what’s happening, explaining your options, and keeping you informed about what comes next.
Every transaction is different, and sometimes decisions aren’t straightforward. Having an experienced real estate professional who communicates openly and provides honest guidance can make a meaningful difference.
Before choosing a REALTOR®, here are a few questions worth asking:
- How will you market my home?
- How often will we review the listing’s performance?
- How frequently will I receive updates?
- How will you share showing feedback?
- How will you help me evaluate offers and understand my options?
You deserve clear answers and a thoughtful marketing strategy, not just a promise to put your home on the market.
